FBR Revises Naval Anchorage Property Valuations

Federal Board of Revenue (FBR) has formally notified revised valuation tables for residential and commercial immovable properties situated in Naval Anchorage, introducing a material distinction between plots with possession and those without possession.

Through SRO 332(I)/2026, the Authority has amended SRO 163(I)/2026, thereby updating the applicable fair market values for properties in the said locality for federal tax purposes.

Under the earlier framework, no differentiation was made between properties with possession and non-possession status in respect of plots and farmhouses within Naval Anchorage. The revised notification now establishes separate valuation benchmarks for each category.

For residential open plots, the notified value for plots with possession has been fixed at Rs. 20,000 per square yard, whereas residential plots without possession have been valued at Rs. 8,000 per square yard.

In the case of commercial open plots, the updated valuation prescribes Rs. 13,774 per square yard for plots with possession. Commercial plots without possession have been assigned a value of Rs. 8,000 per square yard.

Additionally, FBR has revised the valuation of Agro, Poultry, and Vegetable Farms (assessed per kanal / 500 square yards) within Naval Anchorage. Under the amended schedule, farms with possession are valued at Rs. 2,000,000 per kanal, while farms without possession are valued at Rs. 800,000 per kanal.

These revisions carry significant implications for capital gains tax, withholding tax, and other federal tax computations linked to immovable property transactions in the specified area.
